Oviedo Mall seeks sponsors for new children's play area

Oviedo Mall is seeking sponsorships for its new children's play area near the food court opening this fall.
The 600-square-foot, aquatic-themed indoor play area will be constructed by Colorado-based Playtime Creations and is expected to be completed by mid-August.

Brian Olivi believes the Oviedo Mall, which has weathered some tough times, will experience better days in the coming months and years.
Oviedo Mall, formally known as Oviedo Marketplace, was in limbo when its former owner, General Growth Properties Inc., filed for bankruptcy reorganization in 2009.
Olivi became the mall's general manger after Urban Retail Properties LLC took over last November, and since then, he instituted a number of changes, including the shopping center's name and logo.
Now, after signing 18 renewals and adding new tenants — Casa de Vibe Studio; News Rack; Go! Calendars, Games & Toys; EyeShadow Salon; Fashion Uniforms; Hands of Time and Embroidery World — the future no longer looks bleak.
Olivi wouldn't reveal Oviedo Mall's occupancy rate, but enclosed regional malls in the Orlando area boasted a 95.5 percent second-quarter occupancy rate. Though sources said Oviedo Mall has done worse than the rest of the market, Olivi said occupancy at Oviedo Mall is up from what it was nearly a year ago. He also declined to share rental rates, saying only that they were more aggressive than market rates, which were $23.63 per square foot, according to the International Council of Shopping Centers Florida retail report.
The mall has 65 tenants, including major anchors Sears, Dillard's and Macy's.
Olivi came to Oviedo with 28 years of experience in mall management. His previous jobs include working as general manager for Prime Retail and for Jones Lang LaSalle in Macon, Ga.
The Oviedo Mall — where the number of workers fluctuates from about 1,000 to 1,800 depending on the season — already is ahead of this year's sales projections and Olivi expects it to continue that pace throughout the holiday season. "We just want to get the word out: Oviedo Mall is not going anywhere, it's not being sold — it's here to stay."
Why prospective retail tenants should consider Oviedo Mall as a location: The demographics clearly show this area has home-owning, middle-class families that can afford to shop.
The strategies I used to reactivate this mall: Getting out into the community, going to events such as the Optimist's Annual Car Shows and the Oviedo 4th of July celebration; and partnering with community organizations like Rotary Club of Oviedo and the Oviedo Chamber of Commerce
What still needs to be done to make it a success: We need to change the attitude people have toward this mall. They need to see that it's not going away. To do that, we must embrace the community, participate in events and partner with organizations. We also plan to host an event in the upcoming season, which we'll announce soon.
My goals for the mall: Finish creating the budget for 2012 and have a successful holiday sales season. The mall changed its commercial Christmas display vendor in an effort toward that goal.
Forecast for the local retail market for 2012: Elections will affect people's spending. Once all the rhetoric funnels down to two candidates, people will start spending again.
Advice for others interested in getting into the retail industry: Have thick skin and get used to the seasonal cycle of the industry. Also, be proactive rather than reactive.
On my to-do list for today: I write a to-do list everyday, but by 10:30 a.m., it goes in the trash. My overall priority is making sure all the disciplines such as marketing, operations and accounting at this mall are doing well.
OVIEDO — In another major blow to the already struggling Oviedo Marketplace,
one of the mall's key stores will leave early next year.
Bed Bath & Beyond moved across the street into a power center called
Oviedo Park Crossing, store officials said Wednesday.
Catherine Gentile, a spokeswoman for the home-products store chain, said
a major reason for the move is that the current location is too big at 47,000
square feet. At 30,000 square feet, the old Linens 'N Things space in Oviedo
Park Crossing is more appropriate, she said. At Oviedo Marketplace, Bed
Bath & Beyond is considered to be one of the mall's four anchor stores.
The others are Sears, Dillard's and Macy's. Gentile would not elaborate on other
factors that went into the decision. The loss of an anchor will pose new difficulties at
the 11-year-old Oviedo Marketplace, which has been plagued by heavy turnover,
a high number of vacancies and slow traffic.
The mall's owner, General Growth Properties, is in Chapter 11 bankruptcy. News of
Bed Bath & Beyond's imminent departure is "a big blow to [the mall]," Oviedo City
Council member Steve Henken said. While Oviedo Marketplace in general doesn't
attract crowds, he said, many in the community shop at Bed Bath & Beyond, he said.
The store's departure can only make matters worse for the mall, one expert said. "When you start losing one of your major tenants, it gives more consumers pause to
shop there,'' said Britt Beemer, Orlando-based chairman of retail-polling firm America's
Research Group. Anchors have big advertising budgets that help bring shoppers to the
mall, he noted. "They're losing a retailer who's helping drive traffic through the front door.''
The departure "will have an impact on the mall,'' Oviedo Marketplace manager Jonathan
Hubbell said. "I'm not sure what that impact will be." He said Bed Bath & Beyond has an
agreement to remain at Oviedo Marketplace, though he would not say when that will
expire or how much the company would have to pay to break its lease.
